Luxury Villa Panoramica del Istra with its striking black facade is one of the most beautiful new luxury villas situated on the gentle slope, on the edge of the village, in the southernmost part of the eastern shore of the river Raša Bay, facing the southwest. The eco-friendly estate and low energy building was designed by renowned architectural studio.

The design brief was to create a unique object in harmony with nature for rest, relaxation, comfort and enjoyment. Property gets plenty of sunshine all year round and remains protected from the strong winds. The village is oriented towards the sea and the fishing port in the bay, only a kilometre air distance away from the villa. The nearest town, Labin, is a ten-minute drive away, and in about half an hour you can reach the largest Istrian town, Pula.

In its embrace is kept a specially taken care garden landscaped with respect to the local tradition of olive growing, with ancient olive trees of Istrian bjelica and sixtyish young olive trees which the villa owners care for with love and tenderness.

The mission of Villa Panoramica del Istra is to pamper the guest at the highest level by creating an experience based on superior accommodation and a relaxing atmosphere (privacy). Luxury Villa Panoramica del Istra is located on a 8240 m² estate and the villa itself has an area of 514 m².

The villa is situated on 4 floors: two lower ground floors, ground floor and first floor, which are connected by stairs. Within this sensational villa, you will find a large heated swimming pool (64 m²), an area for recreation and relaxation, overflow hot tub, game room, wine cellar, amazing sea view and 4 bedrooms, each with an en-suite bathroom and exit to shared terrace. Villa is ideal for the accommodation for up to 8.

Arriving at the estate, your days begin with the scents and sounds of nature, with the inevitable panoramic view right from your bed. From the birds chirping at dawn, to dusk refreshed by the sea breeze, enjoy everything the villa has to offer, three hundred square meters of outdoor living area, with the pool overlooking the nearby islands, the Ubas Peninsula and Cape Kamenjak taking up almost a third.

The indoor space consists of the lounge and sleeping area on the first floor, living room, kitchen and outdoor kitchen on the ground floor and an entertainment area below ground, including a fitness-room and a mini wellness, which, together with the pool and an outdoor overflow hot tub ensures a complete spa experience. Treat yourself to your favourite dish in the dining room inside the living area or outdoors, and show off your culinary skills in two professionally equipped kitchens. Before going to sleep, observe the starry night skies through a telescope, available also during daytime to explore the sea panoramas and the coast of eastern and southern Istria.

Location



Where the green hills meet the sea, where nature and heritage become one, you will find Labin – paradise for artists. The old mediaeval town of Labin is filled with art ateliers, in which you can feel what it means to be at the center of art itself. Here you can not only look at art works, but experience them, live them… Labin is situated on the eastern coast of the Istrian peninsula, only 40 km away from Pula-Pola and 60 km from Rijeka. This historical and administrative center of eastern Istria, used to be inhabited as early as 2000 BC. Taking a walk through the Mediterranean and European history, your attention will be drawn by the Municipal Loggia and numerous palaces, mediaeval fortifications with Renaissance bastion, and the 17th century church tower – the highest point from which one can see Rabac and Kvarner bay. You can take the hiking path, Labin hiking trail or the mountain-bike trails. You can choose from numerous boat excursions such as the dolphin-safari, excursion to the island of Cres, a visit to Venice by catamaran, and so on… If you especially enjoy the sea, you will love the sailing boat regatta or the race of the rowboats, accompanied by lovely Mediterranean melodies. Those who prefer the night life will especially enjoy Rabac. There are discos, beach bars and numerous top music events… Moving further to the inland, make sure that you visit the Dubrova Park of sculptures, the small town of Plomin and the village of Pićan. After visiting these lovely towns, you will find that your soul has truly been uplifted.
