This exclusive villa is designed to accommodate 16 guests and features eight exquisitely appointed suites, each boasting its own en suite bathroom adorned with luxurious amenities. Location

Istria is indeed a feast for the eyes. Its streams flow to the sea through deep valleys and gullies which bring to mind the ancient local myths about giants. Rolling hills overlook the fields and valleys with little towns perched on the peaks, recalling some old paintings. The view is splendid: white-topped mountains, lush wheat fields, plateaux, valleys, vineyards and olive groves on hillsides, and, finally the sea.

Grožnjan, a town in the interior of Istria, only 15 kilometers away from the sea, captivates with the beauty of narrow, stone streets and medieval walls from which stretches a magical view of vineyards, olive groves, forests, and in the distance the sea. This small Istrian town of great cultural significance, not only on the Croatian but also on the international level, lives its summer months very intensively. Also known as the city of artists, it has about 20 galleries and art studios. Price & obligations

Security Deposit: Security deposit in the amount of 4.000 EUR must be paid to the agency 7 days prior to the beginning of the rental period. If the Security deposit is not paid, the reservation will be cancelled without a refund. If no property damage occurs during the client’s stay, we will initiate a release of the Security deposit amount 7 days after the client’s checkout. 

Provisioning deposit: Provisioning deposit in the amount of 20% of the booking fee must be paid directly to the owner via bank transfer 7 days prior to the beginning of the rental period. This deposit is used to cover all additional costs during the client’s stay (groceries, drinks, additional services and activities…). The Provisioning deposit can also be paid on site by presenting a credit card at check-in to our Property Manager – in this case we will not charge your credit card for the whole amount (20% of the booking fee) but place a hold on your credit card account (the money isn’t withdrawn from your account until checkout). All invoices will be presented on the night before departure to confirm the final amount to be settled from the credit card account. If the Provisioning deposit is not paid (via bank transfer or credit card on site), the client cannot enter in the Magic Estate premises and reservation will be cancelled without a refund.

PAYMENT POLICIES:

• Advance amount for confirmation: 30%
• Balance due date: 120 days before arrival
• Where the Booking is made less than 120 days before arrival: Rental fee shall be payable in full
  

Deposit and balance terms: The deposit (30% of the full cost) is paid upon booking confirmation, the rest (70% of the full price) must be paid 120 days before arrival. The deposit is refundable until the balance is due (120 days before arrival). If the balance is not paid 120 days before arrival, the Owner will keep the deposit.

* Any cancellation for whatever reason must be confirmed in writing via email at [email protected] . Cancellations made 120 or more days prior to the beginning of the confirmed booked period will receive a 100% refund (less any bank costs) on all funds paid so far. After this period, it is only possible to re-book the rental period (up to 15 months from the initial rental period) if other bookings allow it.

Weddings: Additional Security deposit in the amount of 10.000 EUR must be paid to the agency 7 days prior to the beginning of the rental period. If the Additional Security deposit is not paid, the reservation will be cancelled without a refund. If no property damage occurs during the client’s stay, we will initiate a release of the Security deposit amount 7 days after the client’s checkout. Only the guests of Magic Estate are allowed to enter inside the houses on the Estate. The wedding guests will not be allowed to enter inside the houses. All decorations and changes on the interior or the exterior of the premises on the Estate must be checked and verified with Magic Estate representative – Property Manager or the person he/she authorises. All unapproved changes or decorations might be removed, depending on the decision from Magic Estate representative – Property Manager or the person he/she authorises. All additional services related to a wedding ceremonies or events are not part of this offer and will be arranged separately.
