Some twenty minutes drive north of Rovinj lays a flooded canyon valley - Lim Channel, also known as Lim Bay or Lim Fjord. Where landscape and vegetation give an extraordinary feeling of connection with nature on a 3780m² big property, the perfect place has found luxury Villa Ultima. The Villa occupies an area of 680m², consisting of two levels, has 5 bedrooms and 5 bathrooms, and is suitable for comfortably accommodating 10 persons. Because of its size and luxury, the Villa can be used for business meetings, unique private gatherings, romantic holidays…

The ground floor of Villa Ultima is the Villa's central area, consisting of a billiard room with a lounge area and TV. The lounge area extends to the large, white dining room, with a dining table and chairs. This area is connected to the professional and fully equipped high-tech kitchen with a bar counter and spacious living room with modern sofas, which opens to a beautiful partially covered terrace with a barbecue, outdoor dining area, and an intoxicating view of the sea. Towards the other side of the Villa is a gym and a spa area with a Jacuzzi, sauna, and an indoor swimming pool.

On the top floor of Villa Ultima are five spacious bedrooms, each with an en-suite bathroom, TV, and terrace overlooking the sea. Four bedrooms have double beds, and one has twin beds that can easily be connected to make a double bed.

The fabulous and spacious sunny terraces with deckchairs, swimming pool, outdoor shower, and outdoor kitchen with barbeque and dining table enhance the luxurious exterior of the Villa. And if you would like to have a private chef who will make Croatian specialties for you - we can make it happen.   • The damage deposit needs to be paid with a balance payment
  • The damage deposit covers any potential damages or breakages that may occur during the rental period. Upon check-out, the property's condition will be thoroughly inspected by the owner's representative, and the security deposit will be returned to the lessee in full, provided there are no damages or breakages. If the villa sustains any damage or breakages during the rental period, both inside and outside, the cost of repair or replacement will be deducted from the security deposit.
  • The damage deposit will be returned in 48 hours following your holiday less any breakages
  • If the outside temperature is low, the pool heating will not function, because the pool does not have a cover

Payment Policy

  • 40% deposit payment is non refundable if the guest makes the cancellation after making the payment or anytime until arrival date
  • Balance payment is non refundable if the reservation is cancelled within 60 days prior to arrival
  • Where the booking is made less than 60 days before arrival rental fee shall be payable in full
  • Depending on accommodation unit owner, balance payment can be partially or fully refundable in some cases. This will be stated in your contract
